King Property Management uses screening policies so that all prospective applicants for all properties will be treated equally. - Applicants will be charged a $35.00 rental application fee per adult.
- 19 years and older
- Application fee is NON-REFUNDABLE.
- there is a $300 NON-REFUNDABLE fee per pet. *No charge for Pet Application if a Tenant does not have a pet or they have a service / support animal.
After receiving the rental applications and screening fee, King Property Management will use Experian to search public records to see if any prospective tenants older than 19 have ever been found guilty of, pled guilty to, or refused to contest any crimes. There cannot be any felonies in the past seven years that involved the illegal production or distribution of illegal or controlled substances. For other felonies, we will conduct individualized evaluations that consider mitigating circumstances like the facts and circumstances surrounding the criminal conduct, the age of the offender at the time of the conduct, any evidence of good tenancy both before and after the conduct, the nature and seriousness of the conviction, and the length of time since the conviction.
**PROPERTY SPECIFIC**
We require a verifiable residence history for at least three (3) years, whether you are currently owning or renting. Applicants are responsible for providing information including the names, addresses, and phone numbers of Landlords with the dates of tenancy. Rental history must be verified from unbiased sources. Home ownership will be verified from a current credit report. We can accept military base housing as part of your rental history. Verification of current and past residences include: length of residency, rental amount, payment history, the absence or presence of complaints, the condition of the property upon vacating, the cost of damages incurred, and history of proper notice given regarding intent to move. A stable rental history is expected of all applicants. Evictions within the previous 5 years will be automatic grounds for denial. Broken leases will be considered on a case-by-case basis.
We will obtain a copy of your credit report and credit score provided by Experian. You cannot provide this to us, we will obtain it ourselves. Credit history should show that you have paid bills on time and do not have a history of debt “charge-offs” or accounts which have gone into collection. Accounts which will negatively affect your credit score and approval as a tenant include but are not limited to, Collections, Charge Offs, Repossessions, Foreclosures, and Current Delinquency. Money owed to a previous landlord or utility company is cause for denial.
